MAKING YOUR RESERVATION
A credit card is necessary to secure the reservation at the time of booking and the credit card holder must present the same card during check-in. Additionally, for specific timeframes, there is a minimum stay requirement ranging from 3 to 28 nights based on the type of apartment selected. If you are unable to find availability for your desired number of nights, please reach out to our central reservation as we may still be able to fulfill your request.
RATES POLICY
Flexible rates:
To secure your booking, your credit card will be utilized and charged 14 to 21 days before your arrival, depending on the type of apartment selected. Please ensure to review the apartment’s cancellation policy at the time of booking.
Cancellation must be notified 14 to 21 days prior to arrival, depending on the type of apartment reserved. In the event of a cancellation made within 14 to 21 days of the arrival date (depending on the apartment type), you will be responsible for the entire cost of your stay unless the apartment can be re-booked.
Non-Refundable Rates:
At the time of booking, your credit card will be charged.
Please note that the reservation is non-cancellable and does not permit any changes or amendments. There will be no refunds provided for cancellations, no-shows, or early departures.
Bookings of 28 nights stay and over
Flexible rates:
Your credit card will be used to secure your booking and will be charged 28 days prior to your arrival
Cancellation must be notified 28 days before the scheduled arrival date. If a booking is canceled within 28 days (depending on the apartment type) of the arrival date, you will be responsible for the full cost of your stay, unless the apartment can be re-booked.
Non-Refundable Rates:
Upon booking, your credit card will be charged for the first 28 days of your stay. The remaining balance will be charged every 28 nights in advance. This payment schedule applies to extended stays.
Please note that for the first 28 nights of your stay, the reservation is non-cancellable and does not permit any changes or amendments. Additionally, there will be no refunds provided for cancellations, no-shows, or early departures. Any intention to depart after the initial 28 nights must be notified 28 nights in advance.
GROUP BOOKINGS
Two apartments units or more.
Flexible rates:
We will require a non-refundable deposit of 30% of the total accommodation rental at the time of the booking. The remaining balance is to be paid 28 days prior to the arrival date.
To secure your booking, we will require a non-refundable deposit equal to 30% of the total accommodation rental at the time of booking. The outstanding balance must be paid 28 days before your scheduled arrival date.

Your credit card will be charged at the time of booking.
Please note that the reservation is non-cancellable and does not permit any changes or amendments. There will be no refunds provided for cancellations, no-shows, or early departures.
CHECK-IN & CHECK-OUT TIMES
Check-in time is from 15:00
Check-Out time is by 11:00
Late Check-Out
Late check-out is dependent on availability and may incur additional fees. Please confirm with the reception desk on the day of your departure.
SMOKING POLICY
All of our properties adhere to the UK legislation regarding no-smoking policies. Smoking or burning of any substance, including incense, is prohibited in our apartments. Non-compliance with this policy may result in penalty charges, which the property reserves the right to apply.
SECURITY DEPOSIT
Upon check-in, a security deposit will be required to cover any incidental damages or breakages that may occur during your stay. This deposit is typically authorized on the guest’s credit card, and it will be cancelled after settling any outstanding balance on your bill at check-out, provided there are no incidental expenses incurred. Please note that the authorization is not debited from the cardholder’s account; rather, the amount is temporarily held on your credit card and released at the time of check-out.

PROPERTY TERMS AND CONDITIONS
Upon arrival, we kindly request that you complete and sign the registration card and provide photo identification (passport or UK ID/driving license) at check-in. Your signature on the registration card signifies your acceptance of our Terms and Conditions for occupying an apartment at our property. Copies of these terms and conditions are available for viewing at reception and in your apartment. Additionally, please take note of the following important details:
RETURN OF APARTMENTS KEYS
Please be reminded that the keys to your apartment must be returned to reception upon check-out. Failure to do so may result in additional charges for lost keys.
NON RESIDENT GUEST VISIT
All visitors must report to reception upon arrival. For health and safety reasons and in compliance with fire regulations, non-resident guests are not permitted to stay beyond 10 pm. The apartment is for the sole use of the registered guests at the time of check-in, and multiple occupancy is strictly prohibited. Bringing pets into the apartment is not allowed under any circumstances. Additionally, please note that charges may apply for any damages caused by visitors.
TERMINATION OF STAY:
In case of the following events, we hold the right to terminate your use and occupation of the apartment immediately:
- Non-payment of any monies due
- Overcrowding for any type or sort of gathering
- Unreasonable noise or behavior (which the management reserve the right to determine)
- Unauthorized parties or gatherings in the apartment
- Smoking or burning of any substances in the apartment
- Any act that is illegal or breaches the laws of the UK
- Failure to comply with our terms and conditions or any other rules or regulations of the property.
PERFUME INCENSE BURNING STICKS. BURNING OILS FRAGRANCES OR DIFFUSERS ARE NOT ALLOWED IN THE APARTMENT
Our accommodation is intended for private residential use only and must be occupied in a reasonable manner by the number of persons confirmed at the time of booking. Any type of business operation or illegal or immoral use of the accommodation will require immediate eviction. We have a zero-tolerance policy towards abusive, threatening, or violent behavior towards our staff, contractors, or other guests. Any such behavior by you or your party or anyone you authorize to occupy the accommodation will result in immediate termination of your right to occupy the accommodation, and we may report the matter to the police.
SMOKING PENALTY
Smoking is strictly prohibited in all our premises and apartments. Any guests who disregard this policy may be subject to a fine of up to £2000 to cover the cost of professional cleaning by an outside steam cleaning company for the entire apartment, as well as any income lost due to the apartment becoming unavailable for new guest bookings.
EXTENSION OF YOUR STAY
Extending your stay is subject to availability and up to the discretion of the management. Rates may differ and the same apartment may not be guaranteed. In the event that your current apartment is unavailable, the management reserves the right to relocate you to another apartment. However, we will make every effort to avoid the need for such a move.
INTERNET USAGE
Complimentary internet access is provided to all our guests. Please note that the management cannot be held accountable for any unauthorized, restricted, or illegal websites accessed during your stay. You are responsible for your internet usage and access to such sites is at your own risk.
DAMAGE OR LOSS
The property may impose charges for any damage or loss caused by you to the apartment or its contents. You will be required to pay compensation to cover the reasonable cost of repair or replacement, along with any lost income resulting from the apartment being unavailable for new occupants.
PARTIES AND LOUD MUSIC
While we hope you feel at home in your apartment, we kindly request that you respect the right of other guests to enjoy their stay in peace. Please note that parties and loud music are strictly prohibited, and the management retains the right to make this determination. Failure to adhere to this policy will result in immediate expulsion from the premises.
RECOMMENDATIONS BY THE PROPERTY
We recommend certain companies or establishments such as dry cleaners, taxi companies, restaurants, etc. for your convenience, but we cannot be held responsible for any consequences that may arise from using their services.
SAFE AT YOUR DISPOSAL IN YOUR APARTMENT
We provide a safe in each apartment for the security of our guests’ valuables. However, we cannot assume liability for any loss or damage to valuables that are left unattended in the apartment.
INVENTORY CHECK OUT
Upon departure, you are required to leave the accommodation in the same condition it was in when you arrived, except for reasonable wear and tear. If the accommodation or any items are left in unsatisfactory condition, you will be responsible for the costs of cleaning, repair, or replacement incurred by us.
